As there are significant opportunities to purchase property as a true discount to embedded value this allows investors to seize opportunities where other funders will lend only on acquisition price and not market value.
Mezzanine and Second Charge Loans
Property Investors with large portfolios can access the equity in each property to provide deposit funds for new purchases. We have significant experience in negotiating inter-creditor agreements, deeds of priority, and deeds of postponement to allow investors to borrow additional funds on a second charge basis without re-financing their existing mortgages often at favourable rates in the current low interest rate environment.

Joint Venture Equity
Our Joint Venture clients are Developers, Property Investors, and Buy to let landlords. We provide joint venture equity to allow our client to maximise opportunities to purchase distressed and discounted property which requires refurbishment for onward sale or refinance strategies. These may include leveraging our relationships with conventional bank lenders for long term funding. Traditional Private Equity and Venture Capital companies do not service the residential property investment market as generally the investment size does not meet minimum criteria.
